"NEW DEVELOPMENTS IN ROSWELL, NM"

Roswell Mall Improvements: Bealls has moved into the old Dunlaps. Nothing new to report.
Out-Parcels for Sam's & Wal-Mart: A medium sized national retailer is in the planning stages of development, getting ready to build directly south of the Sam’s Club. More to come!!!
Berrendo Center I: The owner is preparing to expand the parking lot to the east and is attempting to recruit a restaurant for the out parcel south of Alltell, to go with the other new businesses, which include: PetCo, Rue 21, Lotions & Potions, Famous Footwear & Alltell.
(This is located south of the Rib Crib and north of the Berrendo River)
Berrendo Center II: Discount Tire and Kids Care P.C. opened for business in August and there are still a few tenant spaces and out parcels available for future businesses in this plaza.
(This is located south of the Berrendo River on the east side of North Main Street)
Circle-K Stores: They want to add up to seven (7) new stores in Roswell by 2012. They are currently seeking Liquor Licenses and properties around the City. Nothing new to report.
New Burger King @ Old Post Plaza: Work will begin on the Roswell BK by December, with the opening date around June of 2009. The Old Post Plaza developer is still seeking new tenants.
(Located south of Walgreen's across Main St. from NMMI)
Ashley Furniture Warehouse: This is a furniture warehouse with a small showroom. The Building Permit was issued and we are waiting for them to begin the remodel work any day now.
(Located in the old ALCO building in the Plains Park shopping center)
Ashley Home Store: This will be a new furniture showroom. The potential owner is taking this case before the P&Z Commission for a zone change in September before he buys the property and begins plans for this new north side retail furniture showroom.
(Located north of Sonic and Berrendo Road on the west side of Main Street)
Kingdom Hall of Jehovah’s Witness: This building will be built from the ground up in four days starting on September 20th and 21st and the completion on the 27th and 28th, weather permitting. They are finishing the stem walls and foundations in preparation for this build out.
(Located at 205 West Gayle – Next to the Fire Station)
Pioneer Bank – New Headquarters Building: Construction has begun on the site and for the corporate headquarters office building. The site is being grubbed and the utilities are being installed. Streets will follow soon. They plan to be open for business in late 2009.
(Located north on the NW corner of Mescalero and Main Street)
Roswell Community Federal Credit Union: This is a new financial office building. The old Laundry-Mat and Car Wash were removed. We had a preliminary plan review with the architect and he plans to finish the construction plans and submit them for a Building Permit by October.
(Located on the west side of Main Street, just south of Sherrill Lane)
1st National Bank Branch: Construction is almost complete. Weather permitting, they should be finishing up the interior finish work, site paving and landscaping by early November.
(This is located on the Southwest corner of Berrendo Rd. and North Main Street)
A New Hotel: A Building Permit was issued for the construction of this 75 room Comfort Suites hotel. The developer is making plans to begin construction by late summer or early fall.
(Located across Main Street from the Hampton Inn)
A New Hotel: The Holiday Inn Express owners plan to build a 69 room Country Inn & Suites. The Architect is developing the plans for construction so the work can begin later this year.
(Located directly west of the Holiday Inn Express, and south of Home Depot)
A New Hotel.: This is a full-service Holiday Inn with Conference facilities to accommodate 250 people with 100 rooms, a restaurant and bar. The plans are being created and they plan to begin construction in November, with the Grand Opening around January, 2010.
(Located west of All About Spas on the west side of Main Street)
Candlewood Suites by I.H.G.: This has 87 suites and a 75 person meeting room. We had a plan review on 7-3-08 and the Building Permit was issued in August. They are making plans to begin construction by the end of the summer or early in the fall.
(Located west of Applebee’s and north of the N.M.M.I. Golf Course Driving Range)
A New Sonic Drive-Thru: A Building Permit has been issued and we expect to see construction beginning by early this fall on this new Westside Sonic. Nothing new to report.
(Located east of the Monterey Shopping Center on the south side of West 2nd Street)
New Medical Office Building - III: The steel framework is being erected and the building shell is beginning to take shape. This building will be a mirror image of the office building on the west side of it. Weather permitting; this building will be ready for use by late this winter.
(Located on south side of Country Club directly east of the New Medical Office Building-II)
Tractor Supply Company: The City and local property owners will be installing new water and sewer utilities north of Pine Lodge Road by late fall or early winter, to accommodate new commercial developments in this area. The work has already gone out to bid for these utilities.
(Located on west side of Main Street, just south of Husky Road)
Town & Country Family Fun Center: This is the Bowling alley on SE Main. The interior renovation and addition will add attractions like air-conditioned, indoor Putt-Putt Golf. The owner is finalizing bids so he can begin construction this summer. Nothing new to report.
RESIDENTIAL DEVELOPMENTS: 14 new home Building Permits were issued in August, with about 51 homes under construction around Roswell. (102 Permits through August, 2008)
COUNTRY CLUB APARTMENTS: This complex will have two phases, eventually adding 240 new apartments with swimming pools and club houses to the Sorrento Subdivision on the SW corner of Country Club and Montana. Construction is pending.
SUMMIT APARTMENTS: The owner is spending close to $2 Million on upgrades to the apartments, which includes many interior and exterior renovations and improvements.

EDEN ACRES – PHASE-I - SORRENTO SUBDIVISION – still has one (1) home under construction; PHASE-II - TOWNHOMES – has eight (8) homes built with five (5) more of the 41 lots under construction; PHASE-III – EAGLE CREEK VILLAS – The utilities are being installed along with the new street. COUNTRY CLUB APARTMENTS - will be built on the SW corner of Country Club Road and Montana Avenue. The entryway to this subdivision will be enhanced with a stonework sign, landscaping and grass, which has been partially completed.
(Located between 19th and Country Club & Montana/Union and Sycamore Avenues)
ENCHANTMENT WEST Subdivision - all Phase–I lots; most of the Phase-II lots; and, eight (8) Phase-III lots have been sold, with 51 homes either built or under construction in this west side subdivision. There are still lots available for sale and development. Nothing new to report.
(Located west of Mullis Ave. between 8th Street and College)
THE MEADOWS Subdivision – This is an older subdivision enjoying new life with 23 new homes having been built over the last five years and five (5) new homes under construction. There are still lots available in this Southside subdivision. Nothing new to report.
(Located north of Poe Street, between Sunset and Union Avenues)
DESERT ACRES Subdivision –The site has been grubbed and the utilities and alleyway are being constructed and installed. The owner wants to cater to younger families in these new, more affordable starter homes. This Southside subdivision will eventually offer 18 lots when this subdivision becomes ready for development.
(Located north of Gayle and west of the new Fire Station)
COTA RANCHES Subdivision – The owner is selling 98 lots for starter family style homes in this south side subdivision. Five (5) new homes are under construction. Nothing new to report.
(Located south of Gayle and west of South Main Street)
DELTA WEST Subdivision – The owner has 39 lots available for sale along with three (3) homes under construction, and one (1) in the planning stages. Nothing new to report.
(Located west of Washington, between Berrendo and Mescalero)
TIJMOR Subdivision – The developer has sold 12 of the 68 lots, with 15 lots reserved and six (6) new homes currently under construction in this northeast subdivision.
(Located on the Northwest corner of Atkinson Ave. and Country Club Road)
LA PLACITA Subdivision – Four (4) new units (2-duplexes) are built and six (6) new units (3-duplexes) are being completed in this 28 lot, northeast subdivision. Nothing new to report.
(Located on the southwest corner of Atkinson and Mescalero)
TUSCANY Subdivision – Eight (8) new units (4 duplexes) and three (3) single-family homes have been built with two (2) new units (1 duplex) currently under construction. There are still 13 lots available for sale and development in this north side subdivision. Nothing new to report.
(Located south of Mescalero Road and west of Kentucky Avenue)
LA SIERRA Subdivision – There are eight (8) homes under construction, with several lots still available in this midtown subdivision next to the N.M.M.I. Golf Course. Nothing new to report.
(Located on Montana/Union between 19th and Country Club)
BRIAR RIDGE Unit-B Subdivision – Four (4) units were built (2-duplexes), near the lake at the Country Club. 17 lots are still available in this eastside subdivision. Nothing new to report.

OTHER DEVELOPMENTS IN ROSWELL: Planning is unhappy to report that now that we are finally beginning to see more affordable, starter family homes and a large number of new apartments getting ready to be built in Roswell, the housing market has slowed down tremendously due to the election year and the tightening up of the money available for new construction and development by the lending institutions. We knew this was coming to Roswell eventually, and it appears to have arrived. All we can do now is wait for the outcome of the election to see how it will affect the economy after January of 2009.
